As one of the UK's largest regeneration projects, Brabazon is transforming the former Filton Airfield into a thriving new town for Bristol. With live retail and leisure projects underway and planning for over 260,000 sq. ft of retail, dining and leisure space, we're looking for someone who can help bring the commercial heart of the destination to life.
You'll help decide what belongs here, who opens next door to whom, which operators become part of the story and how we create a destination that feels authentic from day one and exciting for years to come.
It's part retail strategy, part placemaking, part deal-making. And all about creating somewhere remarkable.
What you'll do
This isn't just another retail asset management role. It's an opportunity to help shape the future of an entirely new part of Bristol and create a destination that will grow and evolve for generations to come.
You'll:
- Shape and deliver the retail, dining and leisure strategy that helps define Brabazon's identity and creates a destination people want to visit, live and spend time in.
- Curate an exciting blend of national brands, local independents, food concepts and leisure operators that bring energy, variety and personality to the place.
- Build strong relationships across the market, proactively identifying and engaging operators that belong at Brabazon.
- Own the leasing pipeline from initial conversations through to heads of terms, helping turn ambitious plans into occupied spaces.
- Work alongside development, design and construction teams to ensure future spaces work brilliantly for operators and customers alike.
- Influence everything from unit layouts and servicing requirements to public realm and customer experience, making sure commercial thinking is embedded throughout the development.
- Lead occupier negotiations, balancing commercial performance, delivery considerations and placemaking ambitions.
- Support operators through fit out, handover and opening, helping create a seamless route from concept to customer.
- Keep a close eye on performance, footfall, income, customer trends and occupier success, identifying opportunities to maximise value and enhance the visitor experience.
- Drive asset management initiatives including renewals, rent reviews, re-gears, relocations and opportunities to strengthen the tenant mix as the destination evolves.
- Manage external agents and specialist advisers whilst collaborating across the wider YTL team to help shape the future of Brabazon.
What you'll need
We're looking for someone who knows that great destinations don't happen by accident. Someone with a sharp commercial instinct, an eye for the right retail, dining and leisure mix, and the ambition to help shape one of the UK's most exciting regeneration projects.
You'll bring:
- Significant experience within retail, leisure, hospitality or mixed-use asset management, leasing, development or commercial placemaking.
- A track record of creating leasing strategies, influencing occupier mix and turning ideas into successful commercial outcomes.
- Strong knowledge of the retail, dining and leisure market, with an established network of operator and industry contacts.
- Experience negotiating heads of terms and managing lease transactions, with sound commercial judgement and a good understanding of risk.
- The ability to balance big-picture strategic thinking with hands-on delivery and deal-making.
- Strong financial and analytical skills, including budgeting, business planning, appraisals and performance reporting.
- Experience working within mixed-use regeneration, town centre, destination or place-led developments would be highly advantageous.
- Confidence working with senior stakeholders, external advisers and multidisciplinary project teams.
- An understanding of development, design and construction processes and how commercial requirements translate into successful places.
- A genuine passion for creating destinations where people want to live, work, eat, shop and spend their time.
- MRICS or a related qualification would be welcomed, but we're equally interested in the experience, expertise and commercial instinct you've developed throughout your career.
