We have a great opportunity for someone to join the team at Brabazon, a major 400-acre regeneration development project being delivered by YTL Developments, as an Estates Operative.

This is a full-time, site-based role based at our operations centre on the former Filton Airfield, but it will also require driving to various locations around the estate, including YTL Developments' headquarters at Concorde House.

What you'll do

Working with the Asset Management team, you will be responsible for proactively carrying out operational activities on the estate to ensure we undertake our responsibilities as the landowner and developer efficiently, safely and securely.

In this role you will be:

  • coordinating access to the airfield, managing deliveries and coordinating with the construction teams over movements
  • undertaking security patrols and checks of the perimeter for the estate, and ensuring the boundaries are intact by liaising with third-party security contractors, or if required the emergency services
  • undertaking regular health and safety inspections of assets and recording observations and recommendations to ensure compliance
  • ensuring occupiers and visitors adhere to health and safety measures implemented on the estate, undertaking inductions and challenging unsafe practices/behaviours
  • having a proactive approach to identifying and reporting any maintenance and repairs that are required, and recommending cost-effective solutions to resolve either in-house or by appointing third-party contractors
  • completing general maintenance on the estate, such as de-vegetation, replacing broken signs and traffic management controls, litter picking and salt spreading
  • liaising with contractors to ensure works are carried out safely to a good quality and on programme 
  • using the IT reporting systems and workstream trackers as well as escalating any issues appropriately to management 
  • undertaking regular vehicle, tool and equipment checks
  • ensuring all manual activities and tasks are completed in a safe and controlled manner, in accordance with health and safety legislation 
  • dealing with day-to-day tenant inquiries, ensuring the tenants are complying with their lease obligations and the site regulations handbook
  • assisting the Estates Manager in resolving any complaints or issues raised by neighbours and tenants
  • assisting the Estates Manager with the organisation and coordination of events.

What you'll need

  • NVQ/City & Guilds qualification preferred, relating to subjects such as construction, estate management or landscaping.
  • CSCS card is preferred.
  • A full clean Driving License is essential.
  • A range of Health and Safety related courses preferred, such as First Aid and Manual Handling. 
  • A range of practical skills are preferred, such as handheld tools training, trimming and all-terrain vehicle driving.
  • Knowledge and practical experience of the diverse range of issues associated with property and land maintenance.
  • Experience dealing with contractors, traffic management/deliveries and construction related issues.
  • Good verbal communication skills and the ability to effectively communicate with a wide range of people and challenge non-compliance where required.
  • A professional approach with excellent manners and customer service skills.
  • A practical hands-on approach to problem solving.
  • Good administration and IT skills including a working knowledge of Microsoft Office (Word, Excel and Outlook).
  • An organised and methodical approach to tasks and process management.
  • The ability to detect faults/defects and recommend solutions, escalating where required for a resolution to be sought.
  • The ability to maintain and safely operate equipment (in accordance with manufacturer instructions) required to carry out remedial works on the estate.
  • The ability to take instruction, update and close out actions efficiently.
  • The ability to demonstrate initiative and a sense of urgency.
