Quantity Surveyor

We are seeking a commercially astute and detail-oriented Quantity Surveyor to support our commercial function across pre-construction and delivery phases.  

You will be responsible for the accurate and timely financial monitoring, agreement, and reporting of allocated subcontract and preliminary packages in phase 2 of our construction project – Brabazon – which includes residential areas and an apartment block. 

What you'll do 

Reporting to the Senior Quantity Surveyor, you'll play a key role in ensuring all commercial activities are completed in line with company processes and procedures, contributing to the successful delivery of high-quality projects. 

Pre-construction responsibilities include: 

• preparing subcontract tender enquiry documentation
• identifying and assessing suitable Supply Chain Partners
• developing detailed scopes of work with the Delivery team
• supporting tender interviews and communicating project details to the supply chain
• assisting with the preparation of project risk registers and identifying value engineering opportunities
• reviewing and analysing package bids, drafting tender reports, and supporting post-bid interviews
• assisting with the preparation of subcontract documentation and cost updates. 

Construction phase responsibilities include: 

• communicating subcontract details to the site team
• advising on design and construction changes and their commercial impact
• understanding and managing claims and contractual disputes
• ensuring compliance with commercial processes and procedures
• building and managing relationships with the delivery team and supply chain
• providing accurate commercial reports and forecasts
• managing subcontractor and supplier commercial functions
• reviewing and commenting on variations, EOT claims, and interim payments
• maintaining accurate final account projections and contributing to monthly commercial reports.

What you'll need 

We are looking for an existing Quantity Surveyor looking for a new challenge in an exciting and unique business, or a time-served Assistant Quantity Surveyor who is ready for the step-up. 

The ideal candidate will have: 

• started working towards MRICS or equivalent qualification
• residential, and ideally, experience with apartment blocks 
• solid experience in commercial management
• proven experience with a Tier 1 contractor, ideally on projects over £10m
• strong knowledge of construction contracts and techniques
• experience drafting project correspondence
• excellent verbal and written communication skills
• solid commercial acumen and attention to detail.
